What is the difference between the Deed Restrictions and the Code of Regulations?
  • Deed Restrictions are registered with Franklin County and can only be changed with a two-thirds majority of the current homeowners HOA. 
  • The Code of Regulations are registered with the Secretary of State, along with the association incorporation papers.   As per Section 1.02, "The purpose for with the (Code of Regulations) corporation as formed are generally, to serve as a "Home Owners Association" and may be amended from time to time."
  • Both of these governing documents guide the trustees in their work for the Association.

What do I need to do if I want to paint my house or build a fence, patio/ deck, pool, put in a new driveway, etc.?

First, the HOA has the authority to grant or deny permission for all outside changes or additions.  Before making any changes, download and complete the Architectural Modification Application here  and return to reid@the27grp.com (or mail to the address on the application), along with the plans and information as requested on the application.
 
The Architectural Committee will review your application and either approve, or approve with restrictions, or disapprove your application. Once you are notified that you have been approved either unconditionally or conditionally, you have 1 year to complete your work or you must reapply. 

PLEASE NOTE!  Approval only means permission for the addition or change is granted by the HOA.  Apply to the HOA first, before making any changes to avoid problems later, however, it does not take the place of the required city or county permits.  You are responsible for knowing if permits are needed and for obtaining all the necessary permits after approval has been granted by the HOA.

Are the Deed Restrictions changing?
The trustees have again sent out a consent to change the deed restrictions and the code of regulations to all homeowners.  There are 7 amendments that we are asking consent to change.  Please take the time to read and cast your vote, even if you vote against the change or changes.  Click here for a new copy to complete and return to reid@the27grp.com or The Twenty Seven Group Property Management, 6059 Frantz Rd, Suite 202 Dublin OH 43017.   There is no time limit to close voting and the trustees may keep it open indefinitely.
