chevron_rightWhat are my annual dues and how do I pay them? 2025 STATEMENTS HAVE BEEN MAILED. Please see message on HOME PAGE of this website or email info@the27grp.com if you need another copy emailed to you. Note: You are responsible for paying these dues regardless of receipt of a paper statement. All accounts not paid in full by March 31 will be assessed a late fee. This will be charged based on date received, not date postmarked.Galloway Ridge has annual dues of $80 per year. At a cost of 22 cents per day, this money contributes to the cost of maintaining common areas such as the pond, landscaping at entrances and the retention area at the corner of Weston Woods and Iris Trail, community insurance, property taxes, and utilities. Additionally, because the community is not self-managed, the annual dues pay for The Twenty Seven Group Property Management to assist our trustees in managing our neighborhood to keep it maintained, beautiful, and friendly.
Statements are mailed once per year in December and payment of annual dues can be made as follows:- Online

chevron_rightI have a tenant in my home. Who is responsible for following community rules? If you have a tenant occupying your home, you, as the homeowner, are responsible for paying your annual assessments, maintaining your property and abiding within the bylaws of your community.While all residents, including non-owners, in the community are required to abide within the rules and regulations established by Galloway Ridge, neither property management or the Board will negotiate or follow up with tenants to enforce these policies on your behalf.If you reside outside of the home that you own in Galloway Ridge, please contact The Twenty Seven Group Property Management at (614) 957-0027 or info@the27grp.com to provide your alternate mailing address for all Galloway Ridge related correspondence, statements, etc.

chevron_rightWhat if I want to paint my home, add a deck, fence, replace my roof or driveway, etc? The HOA has the authority to grant or deny permission for all outside changes or additions. Before making any changes, download and complete the Architectural Modification Request Application here , and send to reid@the27grp.com or mail to the office address printed on the application, along with the plans and information as requested on the application.The Architectural Committee will review your application and either approve, or approve with restrictions, or disapprove your application. All approvals are considered to be pending the appropriate permits. Once you are notified that you have been approved either unconditionally or conditionally, you have 1 year to complete your work or you must reapply.PLEASE NOTE! Approval only means permission for the addition or change is granted by the HOA. Apply to the HOA first, before making any changes to avoid problems later, however, it does not take the place of the required city or county permits. You are responsible for knowing if permits are needed and for obtaining all the necessary permits after approval has been granted by the HOA.

chevron_rightWhere can I find the Deed Restrictions and/or Code of Regulations? What is the difference?
- Deed Restrictions are registered with Franklin County and can only be changed with a two-thirds majority of the current homeowners HOA.
- The Code of Regulations are registered with the Secretary of State, along with the association incorporation papers. As per Section 1.02, "The purpose for with the (Code of Regulations) corporation as formed are generally, to serve as a "Home Owners Association" and may be amended from time to time."
- Both of these governing documents guide the trustees in their work for the Association.

The trustees have again sent out a consent to change the deed restrictions and the code of regulations to all homeowners. There are 7 amendments that we are asking consent to change. Please take the time to read and cast your vote, even if you vote against the change or changes. Please download a new copy here if you need one. It should be returned to reid@the27grp.com or mailed to The Twenty Seven Group Property Management at 6059 Frantz Rd, Suite 202 Dublin OH 43017. There is no time limit to close voting and the trustees may keep it open indefinitely. -
chevron_rightI have received a Violation Notice. What happens next? If you are disputing the violation, or requesting a one-time waiver or consideration, the violation policy allows a request for a hearing by the homeowner who has received such notice. A hearing request form needs to be submitted to management immediately if you are requesting a hearing.Otherwise, you are subject to enforcement of this violation in accordance with the Association policy, which has been mailed to all homeowners, but can be viewed or downloaded here.NOTE: If you have a tenant occupying your home, you, as the homeowner, are responsible for maintaining your property and abiding within the bylaws of your community. You will be held responsible for remedying the issue, paying any associated fines, and/or requesting/attending a hearing with the Board of Directors. Neither property management or the Board will negotiate or follow up with tenants on your behalf.

chevron_rightI just purchased my home and received a notice of delinquency or violation with a balance due. Do I owe?
For the most part, yes. Even though it depends on the deed by which you took possession, the assessments and violations follow the property. If you have a "special" or quitclaim deed, you took the house "as is", which includes all encumbrances. If you have a warranty deed, the previous homeowner and title company guaranteed clear title. It was the responsibility of the title company to research all encumbrances. You might want to pursue the previous owners or the title company to pay these or to compensate you.
